Tax Deed Finder is a research and screening tool built from public records. It is not a broker, not an agent, not a licensed advisor, and it does not sell property. Every figure shown is information gathered from government sources, and some of it is explicitly modelled rather than measured. You must verify everything with the relevant agency before spending money.
We collect publicly published listings of over-the-counter tax-deed, tax-forfeited and land bank property from US state and county agencies, normalise them, and present them with context. We add our own classifications (property type, repair status, risk flags) and an adjustable profit model.
Nothing here is investment, legal, tax or real-estate advice. We are not licensed to give it. Tax-deed purchases carry real risks including redemption by the former owner, uninsurable title, surviving liens, occupancy, and properties with no legal access. Consult a qualified attorney and a title professional before buying.
If the service does not work as described, email us within 14 days of a charge and we will refund it. We do not refund because a property turned out to be unsuitable, unavailable or a poor investment โ that is the nature of the underlying market, and the risks are described plainly throughout the product.
We aim to refresh daily but make no uptime guarantee. Source agencies go offline; when they do we carry their data forward and label it stale rather than hiding the gap.
To the fullest extent permitted by law, our total liability to you for any claim arising from the service is limited to the amount you paid us in the 12 months before the claim. We are not liable for indirect or consequential losses, including lost profits or losses on any property transaction.
We may update these terms. Material changes will be notified on this page with a revised date, and continued use after that constitutes acceptance.
